Quiet Titles

A quiet title action is a legal action necessary to clarify ownership of a property when there are breaks or “clouds” upon the chain of title. If you’ve recently purchased a property at back tax sale, you will likely need to begin a quiet title action to ensure you have a marketable property.

Excess Funds Recovery

Delinquent taxpayers who have lost title to their property by virtue of a delinquent tax sale have a right to file a claim for any proceeds remaining above the delinquent tax bill. Delinquent taxpayers, their heirs, and associated lienholders may have a right to such proceeds.

Title Services

Ensign Title is a full-service title and escrow company. We conduct hundreds of closings for the sale and refinance of commercial and residential properties. To initiating a closing with us, you may email a copy of your purchase sale agreement to our general inbox: ensign@ensigntitle.com.

Deeds or Title Transfers

A deed (sometimes referred to as “title”) is a legal document that grants ownership of a piece of real estate or other property asset. There are many different types of deeds as well as many ways to transfer deed ownership, such as quitclaim deeds, warranty deeds, and trustee’s deeds.

Probate

Probate is the process of empowering a will and distributing the estate or assets of a deceased person. Probates may be necessary regardless of whether a person executed a will or not. Probate procedures and timelines vary from county to county.

Personal Injury

Personal Injury claims typically result from an accident, whether that be a motor vehicle accident, slip-and-fall, or the like. Our office does not handle workers’ compensation claims nor do we handle medical malpractice cases.

Civil Litigation

Civil litigation encompasses a wide range of legal disputes including lawsuits, quiet title actions, contract disputes, etc. Our office does not handle criminal matters in any capacity. If you have been served with a civil complaint, please call our office to determine if we can assist you.
